Describe the Area
Property Description
Cherry Tree is one of four cottages that have been restored to provide modern conveniences whilst retaining all the charm of a typical French farmhouse. Leaving in lots of the original features, like granite walls and exposed oak beams. A perfect place for all the family to unwind, either by the pool or under a tree with a good book and a glass of wine. The ground floor consists of an open plan lounge/ kitchen /dining area, designed so the whole family can join in with the holiday. It is a bright sunny room with 3 large picture windows, exposed oak beams, it also has a log burner in the lounge area. This is a comfortable, well equipped cottage for 6 people.The 1st floor has a shower room and 3 bedrooms, 2 double rooms and a room with bunk beds all have granite walls and exposed oak beams. There is a separate patio at the side of the cottage, with garden furniture, sun canopy and a BBQ, this leads to the shared pool and patio area. There are two and a half acres of gardens with open views over undulating farmland. The communal patio area has a brick BBQ, the ideal place for parents to get to know one another, while the kids play. We have had many an enjoyable evening with a BBQ and a few drinks. The heated above ground pool is made of teak to fit in with the surroundings in the orchard. The pool is open from May - September. The gardens are the ideal place to either relax by the pool, have a picnic under a tree, or just sit and read a good book while sipping a glass a wine. There is a 14ft trampoline with safety nets, badminton, swings, boules pit, swing ball, football net, and basketball in the gardens, along with numerous games. In the covered veranda area there is table tennis, table soccer and a darts board. The gardens are large and safe enough for children to play. Just down the lane there is an 18 km Patrimoine walk through lovely countryside.

Cancellation policy
A £100 deposit is required to secure your booking. A Booking Form with Terms and Conditions is available on request. The balance is due 8 weeks before arrival along with the £150 security deposit. A £150 security deposit is required per cottage, this will be refunded to you after you leave providing it has been left in a reasonable condition and there are no breakages. If the cottage has not been left in a reasonable condition then £50 will be deducted to cover costs.

Other policies
1. The property known as Cherry is offered for holiday rental subject to confirmation by Sandra and Barrie Moody (the owners) to the renter (the client).2. To reserve the property, the client should complete and sign the booking form and return it together with payment of the initial non-refundable deposit (£100) is required for each cottage. Following receipt of the booking form and deposit, the owner will send a confirmation invoice. This is the formal acceptance of the booking. The deposit will be refunded in full if for any reason the owners cannot accept the booking.3. The balance of the rent is payable eight weeks before the start of the rental period. If payment is not received by the due date, the owner reserves the right to give notice in writing that the reservation is cancelled. Reservations made within eight weeks of the start of the rental period require full payment at the time of booking.4. A security deposit of £150 is required for each cottage, in case of, for example, damage to the property or is contents. However the sum reserved by this clause shall not limit the client's liability to the owner. The owner will account to the client for the security deposit and refund the balance within two weeks after the rental period.5. Subject to clause 2 & 3 above, in the event of a non-insurable cancellation, refunds of amounts paid will be made if the owner is able to re-let the property, and any expenses or losses incurred in so doing will be deducted from the refundable amount. It is strongly recommended that the client should arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's belongings etc., since these are not covered by the owners insurance.6. The rental period shall commence at 4pm on the first day and finish at 10am on the last day. The owner shall not be obliged to offer accommodation before the time stated and the client shall not be entitled to remain after the time stated.7. The maximum sleeping capacity must not be exceeded under any circumstances, no tents, caravan, or camping car may be set up within the boundaries of the property without permission.8. The ‘Client’ agrees to be a considerate tenant and to take good care of the ‘Property’ it must be left clean and tidy, including the cooker, refrigerator, log fire and all equipment if not, a retention of £50 will be made from the security deposit. The ‘Client’ also agrees not to act in any way that would cause disturbance to those resident in neighbouring properties. 9. The client and party acquire no rights whatsoever over the property excepting occupation as a holiday let for the period booked. The client shall not sublet the property. 10. The client shall report to the owner without delay any defects in the property or breakdown of equipment, such as appliances in the property, the owner will repair and/or make a replacement as soon as possible.11. The owner shall not be liable to the client for: For any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment, plant machinery in the property, garden or swimming pool.For loss damage or injury, which is the result of adverse weather, riot, war, strikes or other matters beyond the control of the owner.For loss, damage or inconvenience caused to or suffered by the client if the property shall be destroyed or substantially damaged before the start of the rental period. In such event the owner shall, within seven days of the notification to the client, refund to the client all sums previously paid in respect of the rental period.12. Under no circumstances shall the owner's liability to the client exceed the amount to the owner for the rental period.13. The use of the accommodation and amenities where offered such as swimming pool etc., is entirely at the user's risk and no responsibility can be accepted for injury to a user or visitor and any loss or damage to the user or visitor's belongings. Children must be supervised at all times in the pool.14. No responsibility can be accepted for any loss or damage to any motor vehicle or its contents.15. This contract shall be governed by French law in every particular including formation and interpretation and shall be deemed to have been made in France. Any proceedings arising out of or in connection with this contract may be brought in any court of competent jurisdiction in France.
